A clear lease prevents most disputes. Before you sign, check these.
- Parties and property: names, addresses and an exact description of the premises.
- Term and lock-in: the duration, any lock-in period and who can end it early.
- Rent and escalation: amount, due date, annual increase and how it is calculated.
- Security deposit: amount, conditions for deductions and when it is returned.
- Maintenance and utilities: who pays what.
- Use and sub-letting: permitted use and whether sub-letting is allowed.
- Stamp duty and registration: agreements above a certain term usually need to be registered and stamped as per your state's rules. Ask your professional what applies.
Have a professional review anything unusual before signing.
